Cash vs. Financing Banking/Financing Concerns when drafting an offer to purchase


You will be required to provide Proof of Cash; this is especially important if you want to write cash but indeed need to finance and want to appear stronger to the seller (we will want to discuss this with your banker first).


You will want a Pre-Approval Letter and to partner with a local lender. This avoids many of the pitfalls we often see with “out of town” lenders. Our local bankers understand, septic, wells, easement roads and shared drives.

The decision to have either buyer or seller representation and how the representative is compensated should be something you discuss with your REALTOR® and that your REALTOR® is open and honest with you about. Wisconsin has agency laws and all agents represent the seller unless you ask for specific buyer representation. Your agent should discuss this with you openly and honestly so you understand how we get paid.
